This project involved a significant refurbishment of 44 rooms in a live environment at Kalyna Care, an aged care facility North West of Melbourne in Delahey.
These rooms are in the centre of the complex so removal of demolished material, access by trades and their materials and noise were all factors that Reliance has had to take into consideration when preparing management plans and programs.
Police checks are mandatory for all workers entering the property and must be current.
As built drawings were inaccurate, latent conditions are a factor the team have had to deal with.
The site has restricted access for deliveries, cranes and site accommodation.
Reliance developed a management plan and have provided weekly program updates to ensure the client is aware of changing conditions, noisy works, deliveries and of course progress.
All Reliance Staff and Contractors complete a site specific induction which requires visual inspection of the police check along with current industry cards and trade licenses.
As part of our daily activities we communicate with Staff and Residents to ensure the least amount of disruption as possible to the activities.
To ensure that Reliance Staff, Contractor Trades, Residents and Site Staff can safely use shared space Reliance has erected hoardings to each door opening, protected and continue to maintain floor protection, have continuous cleaning of the protected floors and access and egress points.
For reporting of latent conditions and site specific questions we have issued RFI’s and provided a tracking register to ensure clarity throughout the project.
Communication is the key when working in this type of live environment, Reliance Staff along with Facility Staff have developed open lines of communication and continue to discuss daily and weekly activities.
